As an investor you do not directly invest into the development projects and other real estate assets. Instead, you are invested in the Mutual Fund Trust. The Fund then invests into each individual project. Once a project is completed, the Participating Profit Share is divided among the current investors and the Fund capital is then redeployed into the next project.

Key Project Facts

  • The Fund acquired this 0.56 Acre riverfront lot in 2023. Located a mere ten-minute walk from the amenities of downtown Maple Ridge, the lot provides access to river trails and the Westcoast Express commuter train station across the road.
  • WCMIF formed a development team and plans were drawn up for 36 apartments over five floors, including four expansive penthouse units with large decks.
  • In 2023 the Development Permit was obtained from the City of Maple Ridge.
  • The Building Permit application was submitted in 2023 and is now ready to be executed.
  • Pre-sales are now underway. Total sales revenue projected: $33 – $34 million.
  • Excavation and construction start is planned for spring/summer 2025.
  • Construction completion is projected as 18 to 22 months.

The Beach House at Saratoga project resulted in a return on investment of approx. 13% per annum, which is made up of the annual fixed target interest rate plus the participating profit share.
