Beach House

As an investor you do not directly invest into the development projects and other real estate assets. Instead, you are invested in the Mutual Trust Fund. The Fund then invests into each individual project.

Once a project is completed, the Participating Profit Share is divided among the current investors and the Fund capital is then redeployed into the next project.

Key Project Facts

  • The Fund acquired this 3.1 Acre oceanfront lot in 2021. Located 20 minutes north of Comox on the eastern coast of Vancouver Island, the lot provides access to the fine white sands of the expansive Saratoga Beach in the community of Black Creek.
  • WCMIF formed a development team and plans were drawn up for 30 oceanfront townhomes.
  • In 2020 the Development Permit was obtained from Comox Valley Regional District.
  • The Building Permit was obtained in 2021.
  • Pre-sales were completed in summer of 2021 in record time, 45 days. Pre-sales were completed at record prices for the region with units selling from $730,000 to $1.3 million, approx. $730 to $1,300 per square foot.
  • In fall 2021 excavations were commenced for the civil services.
  • Construction was completed during the second half of 2023 and spring 2024 with all units being conveyed to the new owners over that time.
  • The Fund is no longer invested in this project. The new Beach House unit owners can opt in to a professional rental management program to rent their units out nightly. This rental web site is www.saratogabeachhouse.com

The Beach House at Saratoga project resulted in a return on investment of approx. 13% per annum, which is made up of the annual fixed target interest rate plus the participating profit share.
